Bay View Vista offers apartment properties under the Section 42, LIHTC (Low Income Tax Credit) program.
The rents are based on the Area Medium Income (AMI) and tenant-based utility allowances. At least 20% of these apartments must provide low rates for low-income tenants.
The program is designed for individuals and families with moderate incomes, allowing below-market rents for those who qualify.
** It is not a subsidized housing program, as each resident is responsible for their full amount of rent each month. Rental amounts are based on the pre-set income limits in the geographic area and not based on your individual household income.
To be income eligible, your total household ‘gross' income must be less than the pre-set income limit for the area.

The community is affordable to senior citizens earning between 50% – 60% of the area median income.
The amenities available at Bay View Vista include a community center with computer lab, library, fitness center, recreation pool, spa and walking paths. The community offers an activities director who administers educational and recreational services.
Bay View Vista Apartments is located adjacent to the White Slough Lagoon. Within walking distance to the community is the Napa River Marina, Sereno transit center, shopping centers, library and banks. The Vallejo Ferry Terminal, which provides Vallejo Baylink ferry service between San Francisco and Vallejo, is located only two miles from Bay View Vista.
