Coy D. Estes Senior Housing is affordable independent living for seniors 62 and older. We have 130-unit senior living complex with one bedroom and two bedroom unfurnished apartments with private patios/balconies over looking our beautiful courtyards.

Independent Living residents find the services we offer to be everything they need to help make their lives comfortable, enjoyable and rewarding. 85% of the units are priced to meet the needs of low and very low-income seniors (at or below 60% of median income; see Income Limits). 15% of the units are rented at market rate to meet the housing needs of moderate-income seniors in the community.

Coy D. Estes offers apartment properties under the Section 42, LIHTC (Low Income Tax Credit) program.
The rents are based on the Area Medium Income (AMI) and tenant-based utility allowances. At least 20% of these apartments must provide low rates for low-income tenants.
The program is designed for individuals and families with moderate incomes, allowing below-market rents for those who qualify.
** It is not a subsidized housing program, as each resident is responsible for their full amount of rent each month. Rental amounts are based on the pre-set income limits in the geographic area and not based on your individual household income.
To be income eligible, your total household ‘gross' income must be less than the pre-set income limit for the area.

TIP: Knowing About LIHTC (Low Income Tax Credit) units for rent. Income from all of the adults expected to reside at this apartment must be included and verified at application time. Call for more details.
