This affordable housing program is for seniors with moderate incomes allowing below market rents for those who qualify. The program is not a subsidized housing program as each resident is responsible for their full amount of rent each month. Rental amounts are based on the pre-set income limits in the geographic area and not based on your individual household income. To be income eligible, your total household 'gross' income must be less than the pre-set income limit for the area.

Wheeler Manor added a newer Building B senior housing complex in 1993. A renovation in 2018 preserved important historical components of the original hospital including the original foundation and walls, clay tile roof, double hung windows, arched entrance and tile inlay from the original structure.
Senior residents make use of activity room, community room with kitchen, dining room, fitness center, library and on-site laundry. The exterior offers gardening boxes and a landscaped courtyard with a gazebo. A new satellite senior health center operated by On Lok joins Live Oak Adult Day Care to provide vital services on-site. Public transportation is nearby and sidewalk-lined streets encourage residents to walk the quiet, surrounding neighborhood.
